The main reason why a mortgage is in existence today is solely because of the fact that many people today are broke and they do not have enough cash to build a house or pay to acquire a new property. What this means in other words is that the total amount of the mortgage loan borrowed should approximate to 5 or 5 times your annual monthly income.</p>
<p>Next is the credit score, which will determine the preferential interest rates and deals that will be extended to you. Unless you have a good credit score, you should be ready for exorbitant interest rates or alternatively you can opt to seek refinancing in future when you clean your credit history. With that in mind, you can go out there and start looking for that mortgage loan that will see to it you finally have a place you can call home.</p>

<p>1. The first step is to make a list. You will want to make a list of all the things that you need to do before you move to Hawaii. For example, you will want to include things such as finding a home in an area that you want, finding a school for your children if this applies, finding a job, contact a moving company, switching banks, your plans for the vehicles that are in your family, among with anything else that you can think of. A great way to make sure that all of these things get done on your to do list is to visit the island a bit beforehand in order to find the house, the school, the bank and so on. This way you can be sure things are going as planned.</p>
<p>2. The next step is to decide just where you want to live on the island. There are several locations to choose from and each will cater to a different crowd. You will want to do plenty of research before you commit to any location to make sure that it is the right choice for you. <p>4. The next step is to find a school for your children that you approve of. This will probably be the easiest task since the crime rate in Hawaii is very low, so all the schools are considered safe. If you want, you can visit the school before enrolling your child if you do get the chance to visit Hawaii.</p>

Getting your things down to Hawaii is going to be expensive, therefore, it is recommended that you sell those things that you are not attached to then use that money to buy new things when you do arrive in Hawaii. This will save you a ton of money in the long run. However, for those things that you cannot part with you can have them shipped to Hawaii by boat, this will take a while, up to six weeks so be sure to prepare accordingly.</p>
<p>6. Once you have your checklist fixed, give yourself adequate time to check it all off, then set your moving date. Make sure to give yourself some breathing room in case something takes more time than you thought, which does happen on occasion.</p>

<p>The number of completed foreclosures in the state of Hawaii decreased substantially in the third quarter of 2010. This is one of several indications that the economy of Hawaii, in particular the <a href="http://www.adrhi.com/">Hawaii real estate</a> market, has started to recover more strongly. Pacific Business News reported in early December that the number of foreclosure sales in the Aloha State fell by nearly twenty-five percent, mirroring a similar nationwide trend. According to figures from real estate reporting service <a class="zem_slink" title="RealtyTrac" rel="homepage" href="http://RealtyTrac.com">RealtyTrac</a>, just over 400 single-family homes were either repossessed or slated for auction between July 2010 and September 2010. Relative to the second quarter of 2010, this represents a twenty-four percent decline. A comparison to the third quarter of 2009 shows a sharper drop &#8211; 2010 third quarter levels were a full twenty-nine percent lower than a year ago. The figures from RealtyTrac went on to note that foreclosure sales in Hawaii accounted for slightly over ten percent of single family home sales in Hawaii during the third quarter of 2010. The average sales price of these house was $353,540, about twenty-six percent lower than homes which were not in the foreclosure process. Within the entire United States, there were 188,748 foreclosure sales between July and September 2010, a drop of twenty-five percent from the second quarter and a decrease of more than thirty percent from year ago levels.</p>
<p>This decline in homes foreclosed on is particularly curious, because it coincides with record-high levels of foreclosure activity. Although this seems paradoxical, it basically means that there were more distressed properties even though the number of executed foreclosures declined. According to an article in the <a class="zem_slink" title="Honolulu Star-Advertiser" rel="homepage" href="http://www.staradvertiser.com/">Honolulu Star Advertiser</a>, this seemingly contradictory situation could be a mirror of a larger national trend, an indication of foreclosure backlog, or the result of the foreclosure robo-signing scandal.  Unfortunately, foreclosure activity reached extremely high levels in the third quarter of 2010, but the number of completed thankfully declined considerably. Real estate information service RealtyTrac  suggested that this could be a result of overall lower sales following the expiration of the federal housing tax credit. Their figures suggested that, of the thirty-nine states it analyzed for the July-September period, sales rose in only three states. The aftermath of the so-called robo-signing scandal may have also stalled some impending foreclosure actions in Hawaii, much as it did in other states. Over the third quarter of 2010, the number of foreclosures initiated increased by nearly fifty percent, although the completion rate did not follow suit. This reverses the year-over-year trend seen in the second quarter of 2010, when the foreclosure sale rate increased by more than eighty percent relative to the second quarter of 2009. Taking into consideration actually bank-auctioned properties as well as “short sales,” or the bank-sanctioned sale of a distressed property, the median sales price for these foreclosed properties was just over $353,000. According to RealtyTrac, this average price was 26 percent less than the average for regular home sales over the same period.</p>
<p>Despite lingering uncertainty about single family home sales, government officials are expressing confidence that the state’s economy will improve in the upcoming months and years. This is especially good news for the Hawaii real estate market, because it means that Hawaii homes and condos for sale will likely be sold at a higher rate as the economy improves. According to from <a class="zem_slink" title="Bloomberg Businessweek" rel="homepage" href="http://www.businessweek.com/">Bloomberg Businessweek</a>, Hawaii government officials are more optimistic about the economic forecast for 2010 and 2011. The Department of Business, Economic Development and Tourism, which is responsible for analyzing trends which affect the state’s economy, issued a statement indicated a projected uptick in overall visitor arrivals and the money spent by tourists. The Department Director, Theodore E. Liu said that the growth of the two most important sectors of Hawaii’s economy (tourism and the federal government) is &#8220;very healthy.&#8221; The Department’s figures project that more than seven million tourists will visit Hawaii over the next year, placing the state on sounder financial footing than many others in the continental United States.</p>
<p>There are, however, lingering negative effects of the recent recession in the commercial and industrial real estate sectors. One repercussion is a partial collapse of the self-storage market. According to the Honolulu Star Advertiser, Hawaii Self Storage purchased Aloha Island Self Storage in Kapolei following a court-mandated repossession. This is the second time in just months that one self-storage company has acquired another. This same phenomenon took place in August as well, when the mainland firm Public Storage bought out a self-storage facility in Waipio. This trend may continue even if the situation of residential real estate improves in upcoming months, since industrial and commercial real estate usually trails the trends of residential property by a few months to years. Hawaii&#8217;s self-storage market was hit particularly hard by the recession, since developers were just starting to build millions of square feet of storage space when the downturn hit. The amount of total space available literally doubled between 2005 and 2010, but the demand for that space sharply declined with the collapse of the economic bubble, forcing owners to decrease rates.</p>

<p>Hawaii is considered one of the go to vacation hot spots, and there is a reason why most people believe that everyone should visit the island of Hawaii at least once in their life. The island is beautiful and holds a ton of fun and learning experiences for all. Those that do visit the island often go back home feeling more alive than ever, and ready to handle any obstacle that comes their way. To make the experience even better, you should consider staying in one of the many resorts that Hawaii has to offer, so that you can get the luxurious experience that so many people love.</p>
<p>What can you expect to do while vacationing in Hawaii? The easier question to ask would be what can you not do while on vacation in Hawaii. Hawaii has tons of water sports to offer, such as surfing, snorkeling, scuba diving, whale watching and so on. All of which will prove to be a learning experience, as well as fun. Plus there are tons of things to see on the island. For example, visiting the picture worthy beaches, seeing the rainforest and tropical birds that inhabit these forests. There is also hiking up to various volcanic craters and seeing the sights from there, a truly once in a lifetime experience.</p>
<p>Once you come to the island, you will notice that water spots are dominant activities that most people partake in, both locals and tourists. Surfing is perhaps the biggest water sport that Hawaii has to offer, and it is available to anyone. For those that are just starting and wanting to try their hand at the sport, then there are beaches and waves just for you. While for those seasoned professional, there are other waves in which you can catch a ride on that will not disappoint. Snorkeling is also a big deal on the island since most people love to see just what lies beneath the surface of the water and experience ocean life up close and personal. In addition, swimming and para sailing are also excellent activities to participate in.</p>
<p>There are also a number of free destinations that you can visit in Hawaii that many people find entertaining and usually an educational experience as well. For anyone visiting the island a place that they must visit is the Hawaii Volcanoes National Park. How many children can say that they have seen a volcano up close and personal? In fact, how many adults can say that? It is a once in a lifetime experience that everyone must try. It allows everyone to see just what a volcano looks like in its natural habitat as movies and television have stretched the idea, however, it will be sure to not disappoint those that do take the time to visit.</p>
<p>Another great free spot to visit is the Pali Lookout. This is a 985 foot cliff lookout that overlooks the Windward Coast. This is a beautiful point to visit, but remember that the winds are strong in this area. In fact, you can lean forward and the winds will hold you up, needless to say dresses and skirts for the ladies is not advised, nor is anything that can get carried and swept away.</p>
<p>The Punchbowl Crater is also something that people should take the time out of their schedule to see, as it is one of the most relaxing sites that the island of Oahu has to offer. This is the site of the World War II Memorial and Cemetery and is located on an extinct volcano that has been extinct even before the islands of Hawaii were developed. Many people often go to this site to have a relaxing and peaceful adventure.</p>
<p>Another great free destination to see when you travel to Hawaii is the USS Arizona. This is one of the most important historical pieces in Hawaii history and is significant to the bombing of Pearl Harbor. The free tickets are on a first come, first serve basis, however, it is well worth putting in the effort in order to take the tour then to go on the observation deck that is sitting directly over the sunken USS Arizona. In fact, it is rumored that if you listen closely you can hear the ghosts of those that lost their lives on the USS Arizona during that horrific attack on Pearl Harbor.</p>
<p>So now that you understand what you should see and just a few activities that you can choose to participate in, the question boils down to where you want to stay? There are many different types of lodging available on the island, including hotels and vacation rentals. For those that are traveling with a group or a big family, perhaps the best option if the vacation rentals that are scattered throughout the island. These are privates homes that are rented to tourists and give them a sense of home and can accommodate many more people than a hotel room can. In addition, this is a great option for those that want to be close with their friends, yet do not want to have to do all the same things as one another. Plus, when you add in the number of the group and take the price of the vacation rental, then in most cases, the price is significantly lower than if you were to spring for a hotel. And nine times out of ten, the vacation rental will be much more luxurious than any hotel.</p>
<p>However, there are also the hotels that people can choose from and this may fit in better for the couple that is just visiting for a few days. All of these accommodations can be found through a simple Internet search, or you can go the route and use a travel agent. The travel agent will also be able to set you up with group tours of Hawaii, if that is something that you want to do.</p>
<p>For those that are thinking of mixing a little business with their vacation, the big city of Kailua-Kona is known for its outstanding technology and offers many conference centers for the business group to take advantage of. Plus, there are direct flights into the city from most major West Coast cities. The city offers you the chance to get your work done in a more efficient and timely manner, then enjoy the Hawaii atmosphere at night.</p>
<p>Overall, for anyone traveling to Hawaii, they have an abundance of options to choose from in regard to what they want to do, what they want to see, and where they want to stay. There are activities and lodging to fit every budget and something that everyone in the family will enjoy. So on your next vacation, think Hawaii and see just what everyone is talking about.</p>
